Due Diligence

The Distillery Parcel and the Utility Question

The Survey

A distillery site in Bourbon County will be decided by the sewer and the water, not the barrel.

A distillery site in Bourbon County is a site whose value is governed by the sewer and the water, not the barrel. The distillery that cannot discharge to the sewer will build a treatment plant, and the treatment plant is a cost the pro forma did not carry. The utility is the diligence, and the barrel is the romance.

We run the utility diligence before the distillery diligence, because the utility is the one that kills the site. A site with the right rail, the right grain, and the wrong sewer is a site that will cost the sponsor a treatment plant and a schedule, and the treatment plant is the cost the barrel cannot cover.

The water is the second variable. A distillery that draws more than the aquifer will return will face a withdrawal permit, and the permit is a calendar the schedule did not plan for. We verify the water right and the sewer capacity before the offer, because the distillery is a building the ground has to support.
