Mill Ridge Farm Master Planning
A land anchored master plan for a thoroughbred farm, organizing the parcels, the frontage, and the phasing around the contour and the utility the ground allowed.
Mill Ridge Farm occupies rolling Inner Bluegrass land with limestone bedrock close to the surface and a contour that drains to a creek the farm had protected for generations. The client controlled the parcel and wanted a plan that would let the farm expand without disturbing the ground that made it valuable.
We surveyed the contour, the drainage, the existing improvements, and the deed restrictions. The survey showed that the buildable area was narrower than the plat suggested, because the creek buffer and the karst setback took ground the farm had assumed was available.
We overlaid the contour, the zoning, the utility, and the farm's operational flow. The overlay organized the parcels around the barns and the breeding shed, kept the creek buffer intact, and phased the expansion so the farm could build without stopping the operation. The plan was a physical plan for property the client controlled.
The plan closed with a phasing sequence the farm could fund from operations, a utility plan the county would approve, and a buffer the family had wanted protected in writing. The ground governed the layout, and the layout served the operation.
- Creek buffer protected in plan
- Phasing funded from operations
- Karst setback mapped before design
